The Latest News page lists the most recent updates. Lastly, the FAQs page aims to provide answers to common questions about the development.
Providing much needed new homes
The development of Strode Farm will provide much needed new homes, alongside the provision of new parkland, allotments, and play space, a mixed-use local centre, and the delivery of the Herne Relief Road from the A299 to Bullockstone Road.
The site was granted Outline Planning Permission in 2018, with the planning permission allowing for up to 800 new homes as well as non-residential uses. Further information on the existing permission is contained on the Development Overview page.
Detailed proposals for the development are being brought forward by Countryside Partnerships and Places for People. This website gives further information on the work that Countryside Partnerships are doing, and what will happen next. Information in respect of recent and forthcoming applications can be found here.
We believe that Strode Farm will provide a high quality new development, with a variety of homes to suit local needs, set within a high quality landscaped framework including safe walking and cycling routes. We hope this website provides you with helpful information on our proposals.
The Vision
Lower Herne Village is a unique opportunity to create an extension to an existing community through the provision of design-led mixed use development comprising high quality family housing, open space and a local centre. An attractive and contemporary place will be established that is informed by the historic character of the local area and wider County of Kent.
An understanding of the landscape around the site should be embedded within the proposals, with an emphasis on existing landscape assets, integration of topographical and visual features, incorporation and embellishment of existing and potential routes and corridors, and respect for the rural edge which the development addresses.
Lower Herne Village will provide high quality housing for local people. It will be well connected yet discreetly located, offering an opportunity to enhance existing community infrastructure, bring jobs, services and provide for a much needed Herne Relief Road drawing traffic away from the existing village centre.
